Which rules apply in Wales?
Awaab's Law applies in England only, and we found no Welsh equivalent when we checked in October 2026. In Wales, the Renting Homes fitness rules list damp and mould among the matters that can make a home unfit, and WHQS 2023 requires homes to be free from damp.
What does it cost in Wales?
Our guide range for an average responsive repair in Wales is £140–£230 per job. That is the UK range of £150–£250 (derived from published totals) adjusted by a regional cost factor of 0.93 (VOA Rating Cost Guide 2026: 0.88–0.98); figures are before VAT where the source states it. Responsive repairs are usually priced against your schedule of rates or per job.
How do we deliver it?
Each order is logged on receipt, booked with the tenant and closed with evidence. Where a repair needs a second trade, specialist materials or a further visit, we say so on the day and give you a price before anything extra starts.
Common questions
Which council areas in Wales do you cover for responsive repairs?
All 22: Blaenau Gwent, Bridgend, Caerphilly, Cardiff, Carmarthenshire, Ceredigion, Conwy, Denbighshire, Flintshire, Gwynedd, Isle of Anglesey, Merthyr Tydfil, Monmouthshire, Neath Port Talbot, Newport, Pembrokeshire, Powys, Rhondda Cynon Taf, Swansea, Torfaen, Vale of Glamorgan, Wrexham.
Do you work to our priority timescales?
Yes. The response time for each job is the one in your order or contract. We do not publish our own response promises, because the right timescale depends on the defect, your policy and, in England, on whether the job falls under Awaab's Law.
Do you price with the NHF Schedule of Rates?
We can quote against your schedule of rates (including NHF-based schedules) or give a fixed price per job. We tell you up front which items we will price separately.
