Which rules apply in London?
Social landlords must keep the structure, exterior and installations in repair (Landlord and Tenant Act 1985, section 11) and keep homes fit for human habitation. The Regulator's Safety and Quality Standard expects an effective, efficient and timely repairs service, and repairs performance is published through the Tenant Satisfaction Measures.
What does it cost in London?
Our guide range for an average responsive repair in London is £185–£305 per job. That is the UK range of £150–£250 (derived from published totals) adjusted by a regional cost factor of 1.22 (VOA Rating Cost Guide 2026: inner London 1.17–1.32, outer London 1.08–1.26); figures are before VAT where the source states it. Responsive repairs are usually priced against your schedule of rates or per job.
How do we deliver it?
Each order is logged on receipt, booked with the tenant and closed with evidence. Where a repair needs a second trade, specialist materials or a further visit, we say so on the day and give you a price before anything extra starts.
Common questions
Which council areas in London do you cover for responsive repairs?
All 33: Barking and Dagenham, Barnet, Bexley, Brent, Bromley, Camden, City of London, Croydon, Ealing, Enfield, Greenwich, Hackney, Hammersmith and Fulham, Haringey, Harrow, Havering, Hillingdon, Hounslow, Islington, Kensington and Chelsea, Kingston upon Thames, Lambeth, Lewisham, Merton, Newham, Redbridge, Richmond upon Thames, Southwark, Sutton, Tower Hamlets, Waltham Forest, Wandsworth, Westminster.
Do you price with the NHF Schedule of Rates?
We can quote against your schedule of rates (including NHF-based schedules) or give a fixed price per job. We tell you up front which items we will price separately.
What happens if the operative finds damp, mould or a safety issue?
They record it and report it to you through the route agreed in your order. If it may be a hazard that your Awaab's Law or repairs policy treats as urgent, we flag it as urgent rather than waiting for the job to close.
