Frequently asked questions

Common questions from social landlords and main contractors.

Common questions

What does Social Housing Contractors do?

We are a works contractor for social landlords. We carry out responsive repairs, void works, damp and mould remediation, planned programmes such as kitchens and bathrooms, retrofit, fire doors and other building safety works, adaptations, and communal and estate improvements, for housing associations, councils, ALMOs, supported housing providers and main contractors.

Who is the contracting company?

Social Housing Contractors is a trading name of S&K Property Investments and Improvement Ltd (company number 16932889), part of the S&K Group. We manage our own site teams and specialist subcontractors, and we can take the principal contractor role under CDM 2015 where you appoint us to it.

Do you work across the UK?

Yes. We work for social landlords in England, Wales, Scotland and Northern Ireland, and we follow the rules that apply in each nation, which differ on damp and mould timescales, electrical inspection, alarms and housing quality standards.

Can you meet our Awaab's Law timescales?

The legal duty sits with the landlord, and we work to the dates you give us for investigation, making safe and repair. We record attendance, access attempts and readings so that your records show what was done and when. Our timescale planner shows the key dates for England and Scotland.

Are you on a procurement framework?

We do not claim framework places on this website. Social landlords can appoint us through below-threshold quotations and other routes allowed by their procurement rules, and main contractors can engage us as a tier-2 subcontractor on framework work. Our procurement page explains the routes.

What accreditations do you hold?

We do not list accreditations here. Tell us what your supplier onboarding requires (for example SSIP or Common Assessment Standard, insurance levels, Gas Safe, TrustMark, MCS or DBS checks) and we will confirm in writing, before you appoint us, how each requirement is met for your work.

How do you price?

We can price against your schedule of rates (including NHF-based schedules), give fixed prices per job or per property, or price a programme per unit. Our prices page shows published, derived and estimated guide figures, each with its source.

How quickly can you start?

That depends on the work, the volume and your onboarding process. We give you a realistic mobilisation date with our quote and do not promise response times we have not agreed with you.

Do you do work for private landlords or homeowners?

Our focus is social housing: housing associations, councils, ALMOs, supported housing providers and the main contractors that work for them. We do not take domestic work through this website.

Do you act for tenants in disrepair claims?

No. We work only for landlords and their agents, carrying out the repairs.

How do you keep residents informed?

Residents get advance notice in writing, a named contact and clear dates. Operatives carry identification, and we record every access attempt. Complaints go through your own complaints process, and we support you with information.

What evidence do you hand over?

Before and after photographs, attendance and access records, certificates from the engineers who did the work, and a completion record matched to your order, schedule or report. We can supply data in your system's format.

Do you handle asbestos?

We check your asbestos information before disturbing anything in buildings built or refurbished before 2000. Licensed asbestos work is carried out by licensed contractors, as the Control of Asbestos Regulations 2012 require.

Are your prices including VAT?

Guide prices on this website are shown before VAT. VAT is added where it applies, and some energy-saving materials are currently zero-rated in residential accommodation.

Are the photos on this website of your projects?

No. Photographs and video on this website are computer-generated to show the kind of work we carry out. They are not photographs of our projects or of residents' homes.
