How we work
What you can expect from us on every job, from the first order to the last certificate.
We manage every trade on the job ourselves, work to the priorities and timescales in your order, keep residents informed, and close every job with photographs, notes and certificates matched to your order.
Mobilisation
We agree scope, priorities, timescales, pricing format, reporting and contacts before the first job. Onboarding documents are provided as your process requires, and anything we cannot provide is said plainly at the start.
Managing the work
We manage our site teams and specialist subcontractors ourselves. Where there is more than one contractor and you appoint us as principal contractor under CDM 2015, we prepare the construction phase plan, provide site welfare and pass information for the health and safety file to the principal designer. As a tier-2 subcontractor, we work under your principal contractor.
Resident liaison
Residents get written notice, a named contact and clear dates. Operatives carry identification and are briefed on reasonable adjustments and vulnerable residents. Access attempts are recorded with the date, time and method.
Evidence built in
Every job closes with photographs, notes and the certificates from the engineers who did the work. Completion records are matched to your order, schedule or inspection report, line by line.
Safety first
Asbestos information is checked before intrusive work, method statements are prepared for higher-risk tasks, and our method statements require fire safety items in communal areas to stay in place and working during works.
Straight answers on certification
Where work needs a registered or certified person (gas work, notifiable electrical work, funded retrofit, heat pumps, fire door installation), we confirm in writing, before appointment, who will do it and what they hold.
Reporting
A weekly tracker of orders, completions, variations and spend, plus exceptions as soon as they arise. Data can be returned in your system's format.
Variations in writing
If we find something outside scope, such as a hidden leak, rot or an extra defect, we photograph it and price it before doing it. Nothing extra is added to your bill without approval.
