Awaab's Law timescale planner

Enter the date you became aware of a hazard to see each legal deadline for England's Awaab's Law or Scotland's 2026 regulations.

Under Awaab's Law, social landlords in England must make emergency hazards safe within 24 hours and investigate significant damp and mould hazards within 10 working days, completing safety work within 5 working days of the investigation. From 30 November 2026, phase 2 adds excess cold and heat, falls, structural collapse, fire and explosions, electrical hazards and domestic hygiene. Scotland's rules, in force since 6 October 2026, require investigation within 10 working days and repairs to start within 5.

A planning aid based on the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025 and the Investigation and Commencement of Repair (Scotland) Regulations 2026, as checked on 31 October 2026. It is not legal advice. We found no equivalent timescale law in Wales or Northern Ireland when we checked in October 2026.

    How should contractor timescales fit?

Your contractor's response times must sit inside the legal clock, with room for access attempts, readings and a written summary. We work to the dates you set and record attendance, access attempts and moisture readings so your file shows what happened and when.

    Common questions

What are the Awaab's Law timescales?

For emergency hazards, investigate and make safe within 24 hours. For significant damp and mould hazards (and, from 30 November 2026, the further hazards added by phase 2), investigate within 10 working days, give the tenant a written summary within 3 working days of the investigation, and complete safety work within 5 working days of it. Supplementary preventative work must begin within 12 weeks if it cannot begin within 5 working days.

Does Awaab's Law apply in Wales or Northern Ireland?

No. Awaab's Law applies in England. Scotland has its own Investigation and Commencement of Repair (Scotland) Regulations 2026. We found no equivalent timescale law in Wales or Northern Ireland when we checked in October 2026.

What counts as a working day?

This planner excludes Saturdays, Sundays and bank holidays in the selected nation. Check the definitions in the regulations and your own policy for edge cases.

Who is responsible if a contractor misses a deadline?

The landlord. Government guidance is clear that landlords keep full responsibility when they use contractors, so contractor timescales must sit inside the legal ones.
