Which rules apply in the North West?
Awaab's Law (the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025) has applied to social landlords since 27 October 2025. Emergency hazards must be investigated and made safe within 24 hours. Significant damp and mould hazards must be investigated within 10 working days, with safety work within 5 working days of the investigation. Phase 2, approved by Parliament in October 2026, extends the rules from 30 November 2026 to hazards including excess cold and heat, falls, fire, electrical hazards and hygiene.
What does it cost in the North West?
Our guide range for an average responsive repair in the North West is £150–£250 per job. That is the UK range of £150–£250 (derived from published totals) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Responsive repairs are usually priced against your schedule of rates or per job.
How do we deliver it?
We plan routes so that jobs in the same area are grouped where your priorities allow it, which keeps travel time down and attendance up. No-access visits are recorded with the time and the steps taken to contact the tenant.
Common questions
Which council areas in the North West do you cover for responsive repairs?
All 35: Blackburn with Darwen, Blackpool, Bolton, Burnley, Bury, Cheshire East, Cheshire West and Chester, Chorley, Cumberland, Fylde, Halton, Hyndburn, Knowsley, Lancaster, Liverpool, Manchester, Oldham, Pendle, Preston, Ribble Valley, Rochdale, Rossendale, Salford, Sefton, South Ribble, St. Helens, Stockport, Tameside, Trafford, Warrington, West Lancashire, Westmorland and Furness, Wigan, Wirral, Wyre.
Can you take overflow work rather than a whole contract?
Yes. You can use us for overflow, a specific trade, a backlog or a geographic patch. We agree a schedule of rates or price each job, whichever suits your procurement route.
What happens if the operative finds damp, mould or a safety issue?
They record it and report it to you through the route agreed in your order. If it may be a hazard that your Awaab's Law or repairs policy treats as urgent, we flag it as urgent rather than waiting for the job to close.
