Which rules apply in Yorkshire and the Humber?
Awaab's Law (the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025) has applied to social landlords since 27 October 2025. Emergency hazards must be investigated and made safe within 24 hours. Significant damp and mould hazards must be investigated within 10 working days, with safety work within 5 working days of the investigation. Phase 2, approved by Parliament in October 2026, extends the rules from 30 November 2026 to hazards including excess cold and heat, falls, fire, electrical hazards and hygiene.
What does it cost in Yorkshire and the Humber?
Our guide range for an average responsive repair in Yorkshire and the Humber is £140–£230 per job. That is the UK range of £150–£250 (derived from published totals) adjusted by a regional cost factor of 0.92 (VOA Rating Cost Guide 2026: 0.90–0.96); figures are before VAT where the source states it. Responsive repairs are usually priced against your schedule of rates or per job.
How do we deliver it?
Our operatives are briefed to look beyond the job they were sent to: a stain on the ceiling, a missing smoke alarm or a cold, damp bedroom is noted and passed to you, because a reported hazard is your responsibility from the moment it is known.
Common questions
Which council areas in Yorkshire and the Humber do you cover for responsive repairs?
All 15: Barnsley, Bradford, Calderdale, Doncaster, East Riding of Yorkshire, Kingston upon Hull, Kirklees, Leeds, North East Lincolnshire, North Lincolnshire, North Yorkshire, Rotherham, Sheffield, Wakefield, York.
Can you take overflow work rather than a whole contract?
Yes. You can use us for overflow, a specific trade, a backlog or a geographic patch. We agree a schedule of rates or price each job, whichever suits your procurement route.
What happens if the operative finds damp, mould or a safety issue?
They record it and report it to you through the route agreed in your order. If it may be a hazard that your Awaab's Law or repairs policy treats as urgent, we flag it as urgent rather than waiting for the job to close.
