Emergency hazards must be investigated and made safe within 24 hours. Significant damp and mould hazards must be investigated within 10 working days, with safety work within 5 working days of the investigation. Phase 2, approved by Parliament in October 2026, extends the rules from 30 November 2026 to hazards including excess cold and heat, falls, fire, electrical hazards and hygiene.

What does it cost in the North East?

Our guide range for an average responsive repair in the North East is £135–£225 per job. That is the UK range of £150–£250 (derived from published totals) adjusted by a regional cost factor of 0.90 (VOA Rating Cost Guide 2026: 0.89–0.93); figures are before VAT where the source states it. How do we deliver it?

Each order is logged on receipt, booked with the tenant and closed with evidence. Where a repair needs a second trade, specialist materials or a further visit, we say so on the day and give you a price before anything extra starts.
