Responsive repairs in the South West
Responsive repairs in the South West need a contractor who turns up at the agreed time, fixes it first visit where possible and reports back properly. That is the service we offer.
We take on responsive repairs for social landlords across the South West: housing associations, councils, ALMOs and supported housing providers in all 27 council areas, to the rules that apply in England.

Which rules apply in the South West?
Social landlords must keep the structure, exterior and installations in repair (Landlord and Tenant Act 1985, section 11) and keep homes fit for human habitation. The Regulator's Safety and Quality Standard expects an effective, efficient and timely repairs service, and repairs performance is published through the Tenant Satisfaction Measures.
What does it cost in the South West?
Our guide range for an average responsive repair in the South West is £155–£255 per job. That is the UK range of £150–£250 (derived from published totals) adjusted by a regional cost factor of 1.02 (our own estimate); figures are before VAT where the source states it. Responsive repairs are usually priced against your schedule of rates or per job.
How do we deliver it?
We plan routes so that jobs in the same area are grouped where your priorities allow it, which keeps travel time down and attendance up. No-access visits are recorded with the time and the steps taken to contact the tenant.
Common questions
Which council areas in the South West do you cover for responsive repairs?
All 27: Bath and North East Somerset, Bournemouth, Christchurch and Poole, Bristol, Cheltenham, Cornwall, Cotswold, Dorset Council, East Devon, Exeter, Forest of Dean, Gloucester, Isles of Scilly, Mid Devon, North Devon, North Somerset, Plymouth, Somerset, South Gloucestershire, South Hams, Stroud, Swindon, Teignbridge, Tewkesbury, Torbay, Torridge, West Devon, Wiltshire.
Can you take overflow work rather than a whole contract?
Yes. You can use us for overflow, a specific trade, a backlog or a geographic patch. We agree a schedule of rates or price each job, whichever suits your procurement route.
Do you work to our priority timescales?
Yes. The response time for each job is the one in your order or contract. We do not publish our own response promises, because the right timescale depends on the defect, your policy and, in England, on whether the job falls under Awaab's Law.
