Which standards apply?

Social homes in England must meet the Decent Homes Standard, enforced through the Regulator of Social Housing's Safety and Quality Standard. A reformed standard, confirmed in January 2026, must be met by 2035 at the latest.

Awaab's Law timescales for damp and mould and emergency hazards have applied to social landlords in England since 27 October 2025, with phase 2 extending them to more hazards from 30 November 2026.

How do prices compare in the South East?

Building costs in the South East sit at a regional factor of 1.10 against the UK average (VOA Rating Cost Guide 2026: 1.05–1.15). For example, a kitchen replacement in a programme comes to about £5,500–£11,000 and void works average about £4,050–£6,250 per void here, before VAT.
