What is included?

  • Pre-paint survey and repairs to timber, render and metalwork
  • External decoration of windows, doors, fascias, soffits and render
  • Communal internal decoration of halls, stairs and landings
  • Metal railings, balustrades and gates
  • Gutter clearance during access

Which rules apply in the South East?

Where costs are recharged to leaseholders, landlords in England and Wales may need to consult under section 20 of the Landlord and Tenant Act 1985 before qualifying works start. We provide itemised costs per block to support that.

What does it cost in the South East?

Our guide range for external redecoration of a house in the South East is £900–£3,950 per house. That is the UK range of £800–£3,600 (published figure) adjusted by a regional cost factor of 1.10 (VOA Rating Cost Guide 2026: 1.05–1.15); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Each block gets a pre-paint survey, and repairs are agreed before decoration starts, so the paint goes onto sound material.

How often should cyclical decoration happen?

Most landlords work on a cycle of roughly five to seven years for external work, but it depends on exposure and materials. Your stock condition data should set the cycle.

Do you repair before painting?

Always. Painting over rot or failed render hides the problem for a year and makes it worse.
