Which rules apply in Wales?
Social landlords are commercial clients under the Construction (Design and Management) Regulations 2015, so the full client duties apply. Where there is more than one contractor, the client appoints a principal designer and a principal contractor. A project must be notified to HSE if it lasts more than 30 working days with more than 20 workers on site at once, or exceeds 500 person-days.
What does it cost in Wales?
Our guide range for external redecoration of a house in Wales is £750–£3,350 per house. That is the UK range of £800–£3,600 (published figure) adjusted by a regional cost factor of 0.93 (VOA Rating Cost Guide 2026: 0.88–0.98); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Each block gets a pre-paint survey, and repairs are agreed before decoration starts, so the paint goes onto sound material.
Common questions
Which council areas in Wales do you cover for cyclical decoration?
All 22: Blaenau Gwent, Bridgend, Caerphilly, Cardiff, Carmarthenshire, Ceredigion, Conwy, Denbighshire, Flintshire, Gwynedd, Isle of Anglesey, Merthyr Tydfil, Monmouthshire, Neath Port Talbot, Newport, Pembrokeshire, Powys, Rhondda Cynon Taf, Swansea, Torfaen, Vale of Glamorgan, Wrexham.
Do you repair before painting?
Always. Painting over rot or failed render hides the problem for a year and makes it worse.
How often should cyclical decoration happen?
Most landlords work on a cycle of roughly five to seven years for external work, but it depends on exposure and materials. Your stock condition data should set the cycle.
