Which rules apply in the South West?
Social landlords are commercial clients under the Construction (Design and Management) Regulations 2015, so the full client duties apply. Where there is more than one contractor, the client appoints a principal designer and a principal contractor. A project must be notified to HSE if it lasts more than 30 working days with more than 20 workers on site at once, or exceeds 500 person-days.
What does it cost in the South West?
Our guide range for external redecoration of a house in the South West is £800–£3,650 per house. That is the UK range of £800–£3,600 (published figure) adjusted by a regional cost factor of 1.02 (our own estimate); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Costs are itemised per block, which helps where works are recharged to leaseholders and consultation is needed.
