Which rules apply in the East of England?

Social landlords are commercial clients under the Construction (Design and Management) Regulations 2015, so the full client duties apply. Where there is more than one contractor, the client appoints a principal designer and a principal contractor. A project must be notified to HSE if it lasts more than 30 working days with more than 20 workers on site at once, or exceeds 500 person-days.

What does it cost in the East of England?

Our guide range for external redecoration of a house in the East of England is £850–£3,750 per house. That is the UK range of £800–£3,600 (published figure) adjusted by a regional cost factor of 1.04 (our own estimate); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Costs are itemised per block, which helps where works are recharged to leaseholders and consultation is needed.

Common questions

Which council areas in the East of England do you cover for cyclical decoration?

All 45: Babergh, Basildon, Bedford, Braintree, Breckland, Brentwood, Broadland, Broxbourne, Cambridge, Castle Point, Central Bedfordshire, Chelmsford, Colchester, Dacorum, East Cambridgeshire, East Hertfordshire, East Suffolk, Epping Forest, Fenland, Great Yarmouth, Harlow, Hertsmere, Huntingdonshire, Ipswich, Kings Lynn and West Norfolk, Luton, Maldon, Mid Suffolk, North Hertfordshire, North Norfolk, Norwich, Peterborough, Rochford, South Cambridgeshire, South Norfolk, Southend-on-Sea, St Albans, Stevenage, Tendring, Three Rivers, Thurrock, Uttlesford, Watford, Welwyn Hatfield, West Suffolk.

How often should cyclical decoration happen?

Most landlords work on a cycle of roughly five to seven years for external work, but it depends on exposure and materials. Your stock condition data should set the cycle.

Do you repair before painting?

Always. Painting over rot or failed render hides the problem for a year and makes it worse.
