Cyclical and external decoration in the North East
Cyclical decoration in the North East protects the building fabric when the pre-paint repairs are done properly. That is where we put the effort.
We take on cyclical decoration for social landlords across the North East: housing associations, councils, ALMOs and supported housing providers in all 12 council areas, to the rules that apply in England.

Which rules apply in the North East?
Social landlords are commercial clients under the Construction (Design and Management) Regulations 2015, so the full client duties apply. Where there is more than one contractor, the client appoints a principal designer and a principal contractor. A project must be notified to HSE if it lasts more than 30 working days with more than 20 workers on site at once, or exceeds 500 person-days.
What does it cost in the North East?
Our guide range for external redecoration of a house in the North East is £700–£3,250 per house. That is the UK range of £800–£3,600 (published figure) adjusted by a regional cost factor of 0.90 (VOA Rating Cost Guide 2026: 0.89–0.93); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Each block gets a pre-paint survey, and repairs are agreed before decoration starts, so the paint goes onto sound material.
Common questions
Which council areas in the North East do you cover for cyclical decoration?
All 12: County Durham, Darlington, Gateshead, Hartlepool, Middlesbrough, Newcastle upon Tyne, North Tyneside, Northumberland, Redcar and Cleveland, South Tyneside, Stockton-on-Tees, Sunderland.
Can costs be recharged to leaseholders?
Your leases decide that. We provide itemised costs per block to support any consultation you need to carry out.
How often should cyclical decoration happen?
Most landlords work on a cycle of roughly five to seven years for external work, but it depends on exposure and materials. Your stock condition data should set the cycle.
