Housing disrepair works in the South East

When a disrepair case in the South East reaches the works stage, the quality of your evidence matters as much as the repair. We provide both.

We take on housing disrepair works for social landlords across the South East: housing associations, councils, ALMOs and supported housing providers in all 64 council areas, to the rules that apply in England.

Which rules apply in the South East?

In England, housing conditions claims follow the Pre-Action Protocol for Housing Conditions Claims: the landlord responds to a letter of claim within 20 working days with a schedule of works, and any expert inspection follows within 20 working days of that response. The Housing Ombudsman's Complaint Handling Code has been statutory since April 2024.

What does it cost in the South East?

Our guide range for a disrepair schedule of works in the South East is £1,650–£8,800 per case. That is the UK range of £1,500–£8,000 (our estimate) adjusted by a regional cost factor of 1.10 (VOA Rating Cost Guide 2026: 1.05–1.15); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Where the schedule treats a symptom, such as mould on a wall, we point out the likely cause and price the fix separately, so you can decide whether to deal with it now.

Do you act for tenants making claims?

No. We work only for landlords and their agents, carrying out the repairs.

Can you also fix the cause, not just the symptom?

Yes, and we recommend it. Mould that is washed off without fixing ventilation, insulation or a leak usually comes back, which is often how a second claim starts.
