Housing disrepair works in the North West
When a disrepair case in the North West reaches the works stage, the quality of your evidence matters as much as the repair. We provide both.
We take on housing disrepair works for social landlords across the North West: housing associations, councils, ALMOs and supported housing providers in all 35 council areas, to the rules that apply in England.

Which rules apply in the North West?
Awaab's Law (the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025) has applied to social landlords since 27 October 2025. Emergency hazards must be investigated and made safe within 24 hours. Significant damp and mould hazards must be investigated within 10 working days, with safety work within 5 working days of the investigation. Phase 2, approved by Parliament in October 2026, extends the rules from 30 November 2026 to hazards including excess cold and heat, falls, fire, electrical hazards and hygiene.
What does it cost in the North West?
Our guide range for a disrepair schedule of works in the North West is £1,500–£8,100 per case. That is the UK range of £1,500–£8,000 (our estimate) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
We work through the schedule item by item, and our completion report mirrors its numbering, so your legal team can match every line to evidence without a cross-referencing exercise.
