Which rules apply in Scotland?
Scotland has its own rules: the Investigation and Commencement of Repair (Scotland) Regulations 2026 have applied since 6 October 2026. Reported damp or mould must be investigated within 10 working days, the tenant given a written summary within 3 working days, and repairs started within 5 working days.
What does it cost in Scotland?
Our guide range for a disrepair schedule of works in Scotland is £1,450–£7,750 per case. That is the UK range of £1,500–£8,000 (our estimate) adjusted by a regional cost factor of 0.97 (our own estimate); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Where the schedule treats a symptom, such as mould on a wall, we point out the likely cause and price the fix separately, so you can decide whether to deal with it now.
Common questions
Which council areas in Scotland do you cover for housing disrepair works?
All 32: Aberdeen, Aberdeenshire, Angus, Argyll and Bute, Clackmannanshire, Dumfries and Galloway, Dundee, East Ayrshire, East Dunbartonshire, East Lothian, East Renfrewshire, Edinburgh, Falkirk, Fife, Glasgow, Highland, Inverclyde, Midlothian, Moray, North Ayrshire, North Lanarkshire, Orkney, Perth and Kinross, Renfrewshire, Scottish Borders, Shetland, South Ayrshire, South Lanarkshire, Stirling, West Dunbartonshire, West Lothian, Western Isles (Na h-Eileanan Siar).
Can you work to court or settlement deadlines?
Yes. Give us the deadline and we will tell you whether the programme can meet it and what would help.
Can you also fix the cause, not just the symptom?
Yes, and we recommend it. Mould that is washed off without fixing ventilation, insulation or a leak usually comes back, which is often how a second claim starts.
