Which rules apply in London?

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 require social landlords in England to fit a smoke alarm on every storey with living accommodation, a carbon monoxide alarm in any room with a fixed combustion appliance (excluding gas cookers), and to repair or replace faulty alarms once reported.

What does it cost in London?

Our guide range for refurbishing an acquired or temporary accommodation home in London is £9,750–£30,500 per home. That is the UK range of £8,000–£25,000 (our estimate) adjusted by a regional cost factor of 1.22 (VOA Rating Cost Guide 2026: inner London 1.17–1.32, outer London 1.08–1.26); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Because move-in dates are often fixed by a placement, we programme the work backwards and order long-lead items such as kitchens on approval of the scope.

Common questions

Which council areas in London do you cover for acquisition and temporary accommodation refurbishment?

All 33: Barking and Dagenham, Barnet, Bexley, Brent, Bromley, Camden, City of London, Croydon, Ealing, Enfield, Greenwich, Hackney, Hammersmith and Fulham, Haringey, Harrow, Havering, Hillingdon, Hounslow, Islington, Kensington and Chelsea, Kingston upon Thames, Lambeth, Lewisham, Merton, Newham, Redbridge, Richmond upon Thames, Southwark, Sutton, Tower Hamlets, Waltham Forest, Wandsworth, Westminster.

Can you work to a fixed move-in date?

Yes. We plan backwards from your date and tell you on day one if anything (such as a kitchen lead time) puts it at risk.
