Which rules apply in the North West?
Since 1 December 2025 (new tenancies) and 1 May 2026 (existing tenancies), social landlords in England must have electrical installations inspected at least every five years and complete remedial work within 28 days, or sooner if the report says so. Electrical equipment the landlord supplies must also be checked at least every five years.
What does it cost in the North West?
Our guide range for refurbishing an acquired or temporary accommodation home in the North West is £8,100–£25,250 per home. That is the UK range of £8,000–£25,000 (our estimate) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Because move-in dates are often fixed by a placement, we programme the work backwards and order long-lead items such as kitchens on approval of the scope.
