Which rules apply in the North East?
Warm Homes: Social Housing Fund Wave 3 (£1.29bn for 2025–2028, plus up to £295m more for 2026/27) requires delivery under PAS 2035/2030, TrustMark-registered installers and, for heat pumps and solar, MCS certification. The fund is closed to new applications. Separately, social rented homes must reach EPC C on one reformed EPC metric by 1 April 2030.
What does it cost in the North East?
Our guide range for cavity wall insulation in the North East is £850–£2,450 per home. That is the UK range of £950–£2,700 (published figure) adjusted by a regional cost factor of 0.90 (VOA Rating Cost Guide 2026: 0.89–0.93); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Where we extract failed fill, we inspect the wall ties and the cavity while it is open and report what we find.
Common questions
Which council areas in the North East do you cover for loft and cavity wall insulation?
All 12: County Durham, Darlington, Gateshead, Hartlepool, Middlesbrough, Newcastle upon Tyne, North Tyneside, Northumberland, Redcar and Cleveland, South Tyneside, Stockton-on-Tees, Sunderland.
Is every cavity wall suitable for fill?
No. Exposure to driving rain, narrow or obstructed cavities and poor wall condition can make fill unsuitable. That is why we survey first.
How deep should loft insulation be?
Current guidance for most lofts is around 270mm of mineral wool, or equivalent, but your specification and funding scheme set the target.
