Which rules apply in the North West?

On blocks of flats the fire performance of the whole external wall is a design matter, and the rules on combustible materials tighten with building height. PAS 9980 is the code for fire risk appraisal of external walls of existing blocks. Government policy is for unsafe cladding on buildings of 18 metres and above to be remediated by the end of 2029, and 11–18 metres by the end of 2031.

What does it cost in the North West?

Our guide range for external wall insulation in the North West is £10,100–£18,700 per house. That is the UK range of £10,000–£18,500 (published figure) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

We photograph every stage, including fixings and mesh laps that will be hidden, because funders and system holders ask for it.

Common questions

Which council areas in the North West do you cover for external wall insulation?

All 35: Blackburn with Darwen, Blackpool, Bolton, Burnley, Bury, Cheshire East, Cheshire West and Chester, Chorley, Cumberland, Fylde, Halton, Hyndburn, Knowsley, Lancaster, Liverpool, Manchester, Oldham, Pendle, Preston, Ribble Valley, Rochdale, Rossendale, Salford, Sefton, South Ribble, St. Helens, Stockport, Tameside, Trafford, Warrington, West Lancashire, Westmorland and Furness, Wigan, Wirral, Wyre.

Does EWI cause damp?

Badly detailed EWI can. Most failures happen at window reveals, eaves and ground level, which is where we spend the most care.

Can EWI be used on blocks of flats?

Often, yes. On blocks, the fire performance of the whole external wall is a design matter, and the rules on combustible materials depend on the building's height and use. We work to the design and do not substitute materials.
