Which rules apply in Yorkshire and the Humber?
Warm Homes: Social Housing Fund Wave 3 (£1.29bn for 2025–2028, plus up to £295m more for 2026/27) requires delivery under PAS 2035/2030, TrustMark-registered installers and, for heat pumps and solar, MCS certification. The fund is closed to new applications. Separately, social rented homes must reach EPC C on one reformed EPC metric by 1 April 2030.
What does it cost in Yorkshire and the Humber?
Our guide range for whole-house retrofit towards EPC C in Yorkshire and the Humber is £12,400–£21,700 per home. That is the UK range of £13,500–£23,600 (published figure) adjusted by a regional cost factor of 0.92 (VOA Rating Cost Guide 2026: 0.90–0.96); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Residents get a plain-English guide to their new heating and ventilation at handover. A heat pump that is run like a gas boiler will disappoint everyone.
