Which rules apply in Wales?
Replacement windows, heating systems and some electrical work are controlled under the Building Regulations in Wales, and are self-certified by a competent person scheme installer or approved by building control.
What does it cost in Wales?
Our guide range for re-covering a pitched roof on a 2–3 bed house in Wales is £6,500–£16,750 per house. That is the UK range of £7,000–£18,000 (published figure) adjusted by a regional cost factor of 0.93 (VOA Rating Cost Guide 2026: 0.88–0.98); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Loft ventilation and insulation are checked during roof work, because a new covering over a poorly ventilated loft can cause condensation problems of its own.
