Which rules apply in the East Midlands?
Social landlords are commercial clients under the Construction (Design and Management) Regulations 2015, so the full client duties apply. Where there is more than one contractor, the client appoints a principal designer and a principal contractor. A project must be notified to HSE if it lasts more than 30 working days with more than 20 workers on site at once, or exceeds 500 person-days.
What does it cost in the East Midlands?
Our guide range for re-covering a pitched roof on a 2–3 bed house in the East Midlands is £7,150–£18,350 per house. That is the UK range of £7,000–£18,000 (published figure) adjusted by a regional cost factor of 1.02 (VOA Rating Cost Guide 2026: 1.01–1.07); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Gutters and downpipes are cleared and tested before scaffold comes down, so you are not paying for access twice.
Common questions
Which council areas in the East Midlands do you cover for roofing and rainwater goods works?
All 35: Amber Valley, Ashfield, Bassetlaw, Blaby, Bolsover, Boston, Broxtowe, Charnwood, Chesterfield, Derby, Derbyshire Dales, East Lindsey, Erewash, Gedling, Harborough, High Peak, Hinckley and Bosworth, Leicester, Lincoln, Mansfield, Melton, Newark and Sherwood, North East Derbyshire, North Kesteven, North Northamptonshire, North West Leicestershire, Nottingham, Oadby and Wigston, Rushcliffe, Rutland, South Derbyshire, South Holland, South Kesteven, West Lindsey, West Northamptonshire.
Do you renew fascias and gutters at the same time?
We recommend it where they are near the end of their life. It shares the scaffold cost and closes off a common cause of damp.
Can you deal with asbestos cement roof sheets or soffits?
We check your asbestos information first. Licensed or notifiable work is planned with a licensed contractor where the regulations require it.
