Which rules apply in Scotland?
Social landlords are commercial clients under the Construction (Design and Management) Regulations 2015, so the full client duties apply. Where there is more than one contractor, the client appoints a principal designer and a principal contractor. A project must be notified to HSE if it lasts more than 30 working days with more than 20 workers on site at once, or exceeds 500 person-days.
What does it cost in Scotland?
Our guide range for re-covering a pitched roof on a 2–3 bed house in Scotland is £6,800–£17,450 per house. That is the UK range of £7,000–£18,000 (published figure) adjusted by a regional cost factor of 0.97 (our own estimate); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
We group homes that share a terrace or a scaffold run, which brings the per-home cost down and shortens the disruption for each street.
