Which rules apply in the North East?
Replacement windows, heating systems and some electrical work are controlled under the Building Regulations. In higher-risk buildings (18 metres or 7 storeys and above, with two or more homes), building work needs Building Safety Regulator approval before it starts unless it is exempt. Most repairs and like-for-like replacements are exempt, but heating systems, fuse boxes and glazing units are not.
What does it cost in the North East?
Our guide range for re-covering a pitched roof on a 2–3 bed house in the North East is £6,300–£16,200 per house. That is the UK range of £7,000–£18,000 (published figure) adjusted by a regional cost factor of 0.90 (VOA Rating Cost Guide 2026: 0.89–0.93); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
We group homes that share a terrace or a scaffold run, which brings the per-home cost down and shortens the disruption for each street.
