Which rules apply in the West Midlands?

Since 1 December 2025 (new tenancies) and 1 May 2026 (existing tenancies), social landlords in England must have electrical installations inspected at least every five years and complete remedial work within 28 days, or sooner if the report says so. Electrical equipment the landlord supplies must also be checked at least every five years.

What does it cost in the West Midlands?

Our guide range for a minor void in the West Midlands is £1,450–£3,400 per void. That is the UK range of £1,500–£3,500 (our estimate) adjusted by a regional cost factor of 0.97 (VOA Rating Cost Guide 2026: 0.95–1.00); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Every void has a written scope agreed before work starts. If we find something extra once the home is opened up, such as a rotten floor or a hidden leak, we photograph it and send you a priced variation for approval before doing it.
