Which rules apply in Northern Ireland?

What does it cost in Northern Ireland?

Our guide range for a minor void in Northern Ireland is £1,350–£3,150 per void. That is the UK range of £1,500–£3,500 (our estimate) adjusted by a regional cost factor of 0.90 (our own estimate); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

We sequence the trades so the slow items (certificates, any asbestos work, kitchens) start first, and decoration and cleaning finish last. That is usually where days are won or lost.

Common questions

Which council areas in Northern Ireland do you cover for void property works?

All 11: Antrim and Newtownabbey, Ards and North Down, Armagh City, Banbridge and Craigavon, Belfast, Causeway Coast and Glens, Derry City and Strabane, Fermanagh and Omagh, Lisburn and Castlereagh, Mid Ulster, Mid and East Antrim, Newry, Mourne and Down.

What about asbestos?

If the home was built before 2000, we check your asbestos register before disturbing anything and ask for a refurbishment survey where intrusive work is planned. Licensed removal is carried out by licensed contractors.

What is the difference between a minor and a major void?

There is no single sector definition. Most landlords call a void minor when it needs only safety checks, small repairs, decoration and cleaning, and major when it needs a kitchen, bathroom, rewire, heating or structural work. We use your definitions when we price.
