Which rules apply in the East Midlands?
Social homes in England must meet the Decent Homes Standard, enforced through the Regulator of Social Housing's Safety and Quality Standard. A reformed standard, confirmed in January 2026, must be met by 2035 at the latest.
What does it cost in the East Midlands?
Our guide range for a minor void in the East Midlands is £1,550–£3,550 per void. That is the UK range of £1,500–£3,500 (our estimate) adjusted by a regional cost factor of 1.02 (VOA Rating Cost Guide 2026: 1.01–1.07); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Our handover pack is designed for your lettings team: photos room by room, certificates from the engineers who did the work and a short list of anything we were not asked to do.
Common questions
Which council areas in the East Midlands do you cover for void property works?
All 35: Amber Valley, Ashfield, Bassetlaw, Blaby, Bolsover, Boston, Broxtowe, Charnwood, Chesterfield, Derby, Derbyshire Dales, East Lindsey, Erewash, Gedling, Harborough, High Peak, Hinckley and Bosworth, Leicester, Lincoln, Mansfield, Melton, Newark and Sherwood, North East Derbyshire, North Kesteven, North Northamptonshire, North West Leicestershire, Nottingham, Oadby and Wigston, Rushcliffe, Rutland, South Derbyshire, South Holland, South Kesteven, West Lindsey, West Northamptonshire.
What is the difference between a minor and a major void?
There is no single sector definition. Most landlords call a void minor when it needs only safety checks, small repairs, decoration and cleaning, and major when it needs a kitchen, bathroom, rewire, heating or structural work. We use your definitions when we price.
What about asbestos?
If the home was built before 2000, we check your asbestos register before disturbing anything and ask for a refurbishment survey where intrusive work is planned. Licensed removal is carried out by licensed contractors.
