Electrical equipment the landlord supplies must also be checked at least every five years.

What does it cost in the North West?

Our guide range for a minor void in the North West is £1,500–£3,550 per void. That is the UK range of £1,500–£3,500 (our estimate) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Our handover pack is designed for your lettings team: photos room by room, certificates from the engineers who did the work and a short list of anything we were not asked to do.

Common questions

All 35: Blackburn with Darwen, Blackpool, Bolton, Burnley, Bury, Cheshire East, Cheshire West and Chester, Chorley, Cumberland, Fylde, Halton, Hyndburn, Knowsley, Lancaster, Liverpool, Manchester, Oldham, Pendle, Preston, Ribble Valley, Rochdale, Rossendale, Salford, Sefton, South Ribble, St. Helens, Stockport, Tameside, Trafford, Warrington, West Lancashire, Westmorland and Furness, Wigan, Wirral, Wyre.

Do you work to our lettable standard?

Yes. Send us your lettable or void standard and we price against it, item by item.

What is the difference between a minor and a major void?

There is no single sector definition. Most landlords call a void minor when it needs only safety checks, small repairs, decoration and cleaning, and major when it needs a kitchen, bathroom, rewire, heating or structural work. We use your definitions when we price.
