Kitchen replacement programmes for social landlords

Kitchens replaced to your specification in occupied homes, planned so each kitchen is out of use for as short a time as possible.

A kitchen replacement programme replaces kitchens across a set of social homes, usually because they have reached the end of their life in stock condition data or fail your housing quality standard. The programme covers design, strip-out, electrics, plumbing, units, worktops, flooring and decoration, while the resident lives in the home.

How do we approach kitchen replacement?

Each home gets a survey and a layout the resident can see before work starts. We programme work in occupied homes so the kitchen is out of use for as short a time as possible, and we leave temporary facilities where your specification asks for them.

What is included?

  • Survey, layout drawing and resident choice of finishes within your range
  • Strip-out, asbestos checks and waste removal
  • Electrical work to current regulations, with certification
  • Plumbing, waste and gas connections (gas work by Gas Safe registered engineers, confirmed in writing before appointment)
  • Units, worktops, sink, tiling, extract and lighting
  • Flooring, making good and decoration
  • Resident liaison and temporary cooking facilities where needed

What do we hand over at the end?

  • Layout drawings and resident choices
  • Electrical certificates and gas records where applicable
  • Completion photographs
  • Resident satisfaction sign-off

Who is this service for?

  • Planned investment teams with kitchen components due for renewal
  • Councils and HAs working to the Decent Homes Standard or WHQS
  • Main contractors subletting kitchen packages

Process

How does each job run?

  1. Survey and choice

We measure, draw the layout and help the resident choose from the finishes your specification allows.

  2. Programme

Homes are scheduled in batches, with dates confirmed in writing and a named contact for residents.

  3. Installation

Strip-out, first fix, units, second fix, tiling, flooring and decoration in a planned sequence.

  4. Handover

Certificates, a walk-round with the resident and a completion photo set for your records.

Rules by nation

Which rules shape kitchen replacement in each UK nation?

The legal duties sit with the landlord. These are the rules that set the timescales and standards we work to, as checked on 31 October 2026.

England

In England, new circuits, consumer unit replacements and alterations in bathrooms near baths and showers are notifiable under Part P of the Building Regulations. Notification is made by a competent person scheme installer or through building control.

Gas work done for payment must be carried out by a member of the Gas Safe Register (Gas Safety (Installation and Use) Regulations 1998). Landlords must have each gas appliance and flue checked at least every 12 months and give the record to the tenant within 28 days. We confirm the registration of the engineer for your job in writing before appointment.

Under the Control of Asbestos Regulations 2012, the presence of asbestos must be assessed (or presumed) before work that could disturb it, and a refurbishment and demolition survey is needed before intrusive work in buildings built or refurbished before 2000. Licensed asbestos work is carried out only by licensed contractors.

Social homes in England must meet the Decent Homes Standard, enforced through the Regulator of Social Housing's Safety and Quality Standard. A reformed standard, confirmed in January 2026, must be met by 2035 at the latest.

Wales has its own Building Regulations, including its own Part P on electrical safety. Notifiable work is certified and notified under the Welsh rules.

Questions

Kitchen replacement programmes: common questions

How long is each kitchen out of action?

It depends on the scope and whether electrics or the layout change. We confirm the duration for each home before starting and plan to keep it as short as possible.

Can residents choose their finishes?

Yes, within the range in your specification. We bring samples to the survey visit.

Do you handle asbestos in older kitchens?

We check your asbestos register before strip-out. Any work needing a licensed contractor is arranged before we start.

Is the electrical work certified?

Yes. Electrical work is certified and notified where the Building Regulations require it.

Can you deliver against our component lifecycles?

Yes. Send us the list of homes from your stock condition data and we will price and programme it.
