Fire door installation and remediation for social landlords
Flat entrance and communal fire doors fitted, adjusted or replaced, with evidence for your fire safety records.
Fire door installation and remediation means fitting certified fire doorsets and fixing defects found in fire door inspections: gaps, closers, seals, hinges, glazing and signage. In blocks of flats, flat entrance doors and communal doors are critical to keeping fire and smoke in the compartment where it starts.

How do we approach fire door installation and remediation?
We install fire doorsets to the manufacturer's certified installation instructions and carry out remedial work from your inspection reports. We do not make certification claims on this website; we confirm for your project, in writing, what third-party certification the doorsets and installers hold.

Rules by nation
Which rules shape fire door installation and remediation in each UK nation?
The legal duties sit with the landlord. These are the rules that set the timescales and standards we work to, as checked on 31 October 2026.
Under the Fire Safety (England) Regulations 2022, in residential buildings with storeys over 11 metres high, communal fire doors must be checked every three months and flat entrance doors every year on a best-endeavours basis. The Fire Safety Act 2021 confirmed that flat entrance doors fall under the Fire Safety Order.
Under the Building Safety Act 2022, building work in higher-risk buildings (18 metres or 7 storeys and above, with at least two homes) needs Building Safety Regulator approval before it starts unless it is exempt; most repairs and like-for-like replacements are exempt, but heating systems, fuse boxes and glazing units are not. Approval can take up to eight weeks for existing buildings, so we build it into the programme.

Questions
Fire door installation and remediation: common questions
What do the Fire Safety (England) Regulations 2022 require for fire doors?
In England, in residential buildings with storeys over 11 metres high, responsible persons must check communal fire doors every three months and use best endeavours to check flat entrance doors every year. We carry out the remedial work those checks identify.
Can you repair a fire door instead of replacing it?
Often, yes, where the defect is a closer, seal, hinge or gap. If the door leaf or frame is not certified or is damaged, replacement is usually the right answer.
Are your doors certified?
We specify certified doorsets and confirm, for your project, the certification of the products and the installers before we start.
Can you work in occupied flats?
Yes. We confirm the timing with the resident in advance and plan the work so the flat is secure at the end of each visit.
