Which rules apply in the North West?

Under the Fire Safety (England) Regulations 2022, in residential buildings with storeys over 11 metres high, communal fire doors must be checked every three months and flat entrance doors every year on a best-endeavours basis. The Fire Safety Act 2021 confirmed that flat entrance doors fall under the Fire Safety Order.

What does it cost in the North West?

Our guide range for a flat entrance fire doorset (FD30S), supplied and fitted in the North West is £2,400–£3,950 per door. That is the UK range of £2,400–£3,900 (derived from published totals) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Residents are told the day their door will be replaced, and the work is planned so the flat is secure at the end of each visit.
