Which rules apply in the East of England?

Under the Building Safety Act 2022, building work in higher-risk buildings (18 metres or 7 storeys and above, with at least two homes) needs Building Safety Regulator approval before it starts unless it is exempt; most repairs and like-for-like replacements are exempt, but heating systems, fuse boxes and glazing units are not. Approval can take up to eight weeks for existing buildings, so we build it into the programme.

What does it cost in the East of England?

Our guide range for a flat entrance fire doorset (FD30S), supplied and fitted in the East of England is £2,500–£4,050 per door. That is the UK range of £2,400–£3,900 (derived from published totals) adjusted by a regional cost factor of 1.04 (our own estimate); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.

How do we deliver it?

Residents are told the day their door will be replaced, and the work is planned so the flat is secure at the end of each visit.
