Which rules apply in the South West?
Under the Fire Safety (England) Regulations 2022, in residential buildings with storeys over 11 metres high, communal fire doors must be checked every three months and flat entrance doors every year on a best-endeavours basis. The Fire Safety Act 2021 confirmed that flat entrance doors fall under the Fire Safety Order.
What does it cost in the South West?
Our guide range for a flat entrance fire doorset (FD30S), supplied and fitted in the South West is £2,450–£4,000 per door. That is the UK range of £2,400–£3,900 (derived from published totals) adjusted by a regional cost factor of 1.02 (our own estimate); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Doorsets are fitted to the manufacturer's certified installation instructions. Substitutions or site modifications that would invalidate the certification are not made.
Common questions
Which council areas in the South West do you cover for fire door installation and remediation?
All 27: Bath and North East Somerset, Bournemouth, Christchurch and Poole, Bristol, Cheltenham, Cornwall, Cotswold, Dorset Council, East Devon, Exeter, Forest of Dean, Gloucester, Isles of Scilly, Mid Devon, North Devon, North Somerset, Plymouth, Somerset, South Gloucestershire, South Hams, Stroud, Swindon, Teignbridge, Tewkesbury, Torbay, Torridge, West Devon, Wiltshire.
What do the Fire Safety (England) Regulations 2022 require for fire doors?
In England, in residential buildings with storeys over 11 metres high, responsible persons must check communal fire doors every three months and use best endeavours to check flat entrance doors every year. We carry out the remedial work those checks identify.
Can you repair a fire door instead of replacing it?
Often, yes, where the defect is a closer, seal, hinge or gap. If the door leaf or frame is not certified or is damaged, replacement is usually the right answer.
