Which rules apply in London?
Social homes in England must meet the Decent Homes Standard, enforced through the Regulator of Social Housing's Safety and Quality Standard. A reformed standard, confirmed in January 2026, must be met by 2035 at the latest.
What does it cost in London?
Our guide range for a bathroom in a replacement programme in London is £6,700–£9,750 per bathroom. That is the UK range of £5,500–£8,000 (published figure) adjusted by a regional cost factor of 1.22 (VOA Rating Cost Guide 2026: inner London 1.17–1.32, outer London 1.08–1.26); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Residents are visited before work starts, given dates in writing and told exactly what each day involves. Disruption is planned rather than discovered.
