Which rules apply in the North West?
Replacement windows, heating systems and some electrical work are controlled under the Building Regulations. In higher-risk buildings (18 metres or 7 storeys and above, with two or more homes), building work needs Building Safety Regulator approval before it starts unless it is exempt. Most repairs and like-for-like replacements are exempt, but heating systems, fuse boxes and glazing units are not.
What does it cost in the North West?
Our guide range for a level-access shower or wet room in the North West is £4,800–£6,550 per home. That is the UK range of £4,750–£6,500 (published figure) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
We plan each adaptation around the resident's routines and needs, and keep them informed about every stage, because an adaptation is only a success if it works for the person living with it.
