Which rules apply in the North West?
Social homes in England must meet the Decent Homes Standard, enforced through the Regulator of Social Housing's Safety and Quality Standard. A reformed standard, confirmed in January 2026, must be met by 2035 at the latest.
What does it cost in the North West?
Our guide range for a major void in the North West is £6,050–£15,150 per void. That is the UK range of £6,000–£15,000 (our estimate) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Before work starts, we agree a plan with the scheme manager: working hours, quiet times, routes and how we will communicate with residents.
