The legal duties sit with the landlord. These are the rules that set the timescales and standards we work to, as checked on 31 October 2026.
Social landlords are commercial clients under the Construction (Design and Management) Regulations 2015, so the full client duties apply. Where there is more than one contractor, the client appoints a principal designer and a principal contractor. A project must be notified to HSE if it lasts more than 30 working days with more than 20 workers on site at once, or exceeds 500 person-days.

Questions
Estate and external works: common questions
Can you keep access open during works?
Yes. We plan and phase the work to keep a safe route to each door, including step-free routes where they exist.
Do you build bin and cycle stores?
Yes, in timber, steel or masonry to your specification.
Can you deal with flooding on paths?
Yes. We check levels and drainage and propose a fix, rather than just resurfacing over the problem.
