Damp and mould remediation in the North West
If damp and mould reports in the North West keep coming back, the cause probably has not been fixed. We find it, fix it and check the result.
We take on damp and mould remediation for social landlords across the North West: housing associations, councils, ALMOs and supported housing providers in all 35 council areas, to the rules that apply in England.

Which rules apply in the North West?
The government's September 2023 guidance, Damp and mould: understanding and addressing the health risks for rented housing providers, tells landlords to look for and fix the underlying causes, such as ventilation, insulation, heating and repair, rather than putting damp and mould down to tenants' lifestyles. The reformed Decent Homes Standard adds a new criterion that homes must be free from damp and mould.
What does it cost in the North West?
Our guide range for a typical damp and mould case (one or two rooms, mould treatment and an extract fan) in the North West is £450–£1,150 per home. That is the UK range of £450–£1,150 (derived from published totals) adjusted by a regional cost factor of 1.01 (VOA Rating Cost Guide 2026: 1.01–1.02); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Where a cause sits outside the home, such as a gutter, a roof or a communal leak, we price that work too, because the mould inside will come back if it is left.
Common questions
Which council areas in the North West do you cover for damp and mould remediation?
All 35: Blackburn with Darwen, Blackpool, Bolton, Burnley, Bury, Cheshire East, Cheshire West and Chester, Chorley, Cumberland, Fylde, Halton, Hyndburn, Knowsley, Lancaster, Liverpool, Manchester, Oldham, Pendle, Preston, Ribble Valley, Rochdale, Rossendale, Salford, Sefton, South Ribble, St. Helens, Stockport, Tameside, Trafford, Warrington, West Lancashire, Westmorland and Furness, Wigan, Wirral, Wyre.
Do you just treat the mould?
We treat it, but we also find and fix the cause. Mould that is washed off without dealing with ventilation, cold spots or leaks usually returns within weeks.
Is condensation the tenant's fault?
Rarely on its own. National guidance on damp and mould tells landlords to look at the building first: ventilation, insulation, heating and repair. We approach every case on that basis.
