Which rules apply in the East Midlands?
Awaab's Law (the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025) has applied to social landlords since 27 October 2025. Emergency hazards must be investigated and made safe within 24 hours. Significant damp and mould hazards must be investigated within 10 working days, with safety work within 5 working days of the investigation. Phase 2, approved by Parliament in October 2026, extends the rules from 30 November 2026 to hazards including excess cold and heat, falls, fire, electrical hazards and hygiene.
What does it cost in the East Midlands?
Our guide range for a typical damp and mould case (one or two rooms, mould treatment and an extract fan) in the East Midlands is £450–£1,150 per home. That is the UK range of £450–£1,150 (derived from published totals) adjusted by a regional cost factor of 1.02 (VOA Rating Cost Guide 2026: 1.01–1.07); figures are before VAT where the source states it. Every job is priced after survey; specification, access and the condition of the homes will move the figure.
How do we deliver it?
Where a cause sits outside the home, such as a gutter, a roof or a communal leak, we price that work too, because the mould inside will come back if it is left.
Common questions
Which council areas in the East Midlands do you cover for damp and mould remediation?
All 35: Amber Valley, Ashfield, Bassetlaw, Blaby, Bolsover, Boston, Broxtowe, Charnwood, Chesterfield, Derby, Derbyshire Dales, East Lindsey, Erewash, Gedling, Harborough, High Peak, Hinckley and Bosworth, Leicester, Lincoln, Mansfield, Melton, Newark and Sherwood, North East Derbyshire, North Kesteven, North Northamptonshire, North West Leicestershire, Nottingham, Oadby and Wigston, Rushcliffe, Rutland, South Derbyshire, South Holland, South Kesteven, West Lindsey, West Northamptonshire.
Is condensation the tenant's fault?
Rarely on its own. National guidance on damp and mould tells landlords to look at the building first: ventilation, insulation, heating and repair. We approach every case on that basis.
Do you just treat the mould?
We treat it, but we also find and fix the cause. Mould that is washed off without dealing with ventilation, cold spots or leaks usually returns within weeks.
